ClarkeHopkinsClarke is an Australian architecture and urban design practice with more than 60 years of experience creating places that enrich lives and strengthen communities.
Founded in 1960, the practice has grown into one of Australia’s leading multidisciplinary studios, with expertise spanning residential, education, health, seniors living, retail and mixed-use projects. Overview
Kirana is planning to transform a currently underutilised site at 50 Busby Street, South Bathurst, into a thoughtfully designed new neighbourhood that welcomes people from Bathurst and surrounding areas.
The plan includes building around 97 new homes just minutes from Bathurst’s town centre, giving future residents the chance to live close to shops, schools, and services, while enjoying the benefits of a walkable, green community.
The design has been carefully developed to respect the natural landscape, with views over nearby rural land and a layout that connects people to nature, parks and shared spaces. New open spaces and community areas will give residents and neighbours alike places to walk, play, and relax.
This project is part of Kirana’s broader commitment to supporting the future of regional NSW by creating places that feel welcoming, connected and grounded in local character. Kirana is preparing to submit a planning proposal (PP) to Bathurst Regional Council which seeks to amend the Bathurst Regional Local Environmental Plan 2014 to allow the site to be redeveloped for medium-density housing.
If approved, the proposal would enable:
Around 97 new homes in a mix of townhouses and apartments, catering to a range of households including families, essential workers, young people and downsizers.
A range of one-to-three-bedroom apartments and larger townhouses, providing greater housing diversity in Bathurst’s property market.
Generous green spaces and landscaping, creating a walkable and environmentally responsive neighbourhood.
Improved pedestrian connections to nearby streets, schools and local amenities.
Design excellence controls to ensure the final development complements Bathurst’s character, views, and heritage.
The redevelopment will breathe new life into the site of the former aged care facility and support the city’s housing needs while maintaining Bathurst’s sense of place.
Following the public exhibition, Council will consider all community feedback before deciding whether to adopt the planning proposal and proceed to the next stage of design and development.
Located at 50 Busby Street in South Bathurst, the site sits around 2 kilometres from the Bathurst CBD, with elevated views across the city. Covering approximately 1.17 hectares, it occupies a corner position at Busby and Prospect Streets, with frontages of 94 metres and 110 metres respectively. The site previously accommodated the St Catherine’s Nursing Home and a Residential Aged Care facility.
The land is zoned R1 General Residential under the Bathurst Regional Local Environmental Plan 2014 and is accessed from both Busby and Prospect Streets. A portion of the site falls within the Bathurst Heritage Conservation Area and adjoins a locally listed heritage property, St Joseph’s Mount.
Surrounding the site is a well-established, low-density residential neighbourhood within the Bathurst Local Government Area. The site benefits from close proximity to a range of amenities in the Bathurst CBD, including shops, cafes, and essential services. Public transport is readily accessible, with a bus stop on Prospect Street providing regular services to central Bathurst, and the Bathurst Train Station located approximately 1.3 kilometres away.
